Career Profile: Real Estate Developer #1208
Even though this land developer's father was a homebuilder, he didn't know if he would follow in his dad's footsteps. After high school, he worked as a mechanic and electrician before slowly getting into the land development business.
Land development involves finding a piece of land, gathering information to determine whether there is a need for development, hiring engineers and other workers to prepare the site for construction and selling the lots to individuals or builders. Preparing the lot includes installing electric, gas, sewer and water lines, paving streets and controlling erosion. He communicates with dozens of people on each project: realtors, Department of Natural Resources staff, city and county planners, builders and contractors.
During the farm recession of the 1980s, he began buying land from banks and later developed the properties. He says in the mid-80s, he developed and sold 20 to 30 lots per year. This year, he expects to sell between 125 and 200 lots for home construction. He describes his career as FUN!
